Mumbai: Warehousing and industrial real estate platform Welspun One has been allotted a 46-acre MIDC-notified land parcel in Talegaon MIDC Phase IV, Pune.
The company plans to develop a ~1.2 million sq. ft. Grade-A logistics park with an estimated investment of ~₹550 crore, marking Welspun One’s debut in Pune’s rapidly emerging logistics corridor and reinforcing its growing presence in Maharashtra.
Welspun One Enters Pune’s High-Growth Talegaon–Chakan Logistics Belt
The MIDC-notified land parcel is designated for the development of a premium, Grade-A first-mile logistics asset aimed at enabling efficient movement of goods from manufacturing units to fulfilment and distribution networks.
Located within the strategically important Talegaon–Chakan belt, the site is positioned in one of India’s most sought-after industrial and warehousing micro-markets, driven by strong occupier demand for scalable, compliant, and well-connected infrastructure.

The site offers approximately 375 metres of frontage along a proposed 45-metre-wide MIDC arterial road and benefits from three-side access roads within the MIDC layout, enhancing internal circulation and logistics efficiency.
It is situated around 10 km from the upcoming Pune Ring Road and 11 km from the Mumbai–Pune Expressway, ensuring seamless connectivity to Pune, Mumbai, Nashik, and western Maharashtra.
The location is also less than 10 minutes from the Talegaon manufacturing zone, making it suitable for just-in-time operations and near-plant inventory requirements.
Welspun One Targets Rising Warehousing Demand in Pune
In 2025 year-to-date, Pune recorded warehouse leasing of approximately 7.4 million sq. ft., compared to 6.8 million sq. ft. during the same period last year, reflecting nearly 10% growth.
The Talegaon–Chakan belt accounted for close to 70% of this leasing activity, highlighting its increasing importance as a preferred warehousing destination.
Welspun One Plans High-Performance, Future-Ready Logistics Infrastructure
The upcoming logistics park by Welspun One will be designed to meet the operational requirements of sectors such as 3PL, e-commerce, FMCG, automotive, engineering, auto ancillary, and manufacturing.
The master plan includes four buildings ranging from approximately 1 lakh sq. ft. to 3.5 lakh sq. ft., offering flexibility for both high-throughput logistics operators and large-format industrial occupiers.

A key differentiator of the project is the planned 19-metre clear height, significantly above conventional warehousing standards.
This design will support higher pallet density, high-bay racking systems, automation, and efficient handling of large or voluminous goods, helping occupiers optimise storage capacity and operational efficiency.
The land parcel is development-ready, with essential infrastructure such as roads, water, and power already provisioned up to the site.

The Talegaon acquisition follows a series of strategic developments by Welspun One, including recent transactions in Hoskote and Devanahalli in Bengaluru, as well as strategic partnerships with the World Trade Center for projects in Nhava Sheva and Thane.
Backed by a development pipeline of approximately 19 million sq. ft. and ~₹10,000 crore in assets under management, Welspun One continues to expand its national footprint across core logistics corridors.
